HOW WE CAN HELP

Preparing the service enquiry

Rental repairs involve two practical questions: what has failed, and who is authorised to instruct and pay for regulated work? A tenant may be present to explain a fault while the owner or agent holds equipment records. A clear first enquiry prevents unnecessary visits and helps safety-critical issues reach the right people promptly.

A tenant reports a gas stove that will not shut off

An appliance that cannot isolate gas reliably is a safety concern. The occupant should not continue using it while waiting for a landlord’s email reply. Urgent response through safe isolation, the property manager and appropriate qualified or emergency help takes priority over routine arrangements for approval or quotations.

The gas geyser repeatedly stops heating

Ask the tenant to describe which taps are affected, whether the heater starts and what any error display shows. The owner may have the installation documents, appliance model and prior service history. Sharing both sets of information can help determine whether the first appointment should address plumbing or the water heater itself.

Repairs between tenancies or before a sale

An empty property may need appliance inspection, access coordination and gas documentation review. An ordinary repair quotation is not automatically a compliance certificate. Where the applicable regulations call for a Certificate of Conformity, that must be issued by an authorised gas practitioner for the relevant work and system.

Clarify authorisation and site access

Tell us who can accept a quotation, grant access and confirm parts expenditure. A letting agent may hold keys while the landlord makes decisions. We arrange the assessment with the responsible contact rather than asking an occupant to approve unplanned gas-system changes.

Fault history and photos without unsafe interference

Model labels, visible error messages and clear descriptions are useful. No occupant should remove a gas-heater cover, disconnect a stove, interfere with a flue or perform leak tests just to produce evidence for the owner. If danger is suspected, safety advice and appropriate immediate assistance take precedence.

Repair versus replacement responsibility

The choice can depend on the diagnosed fault, approved parts, installation condition and any tenancy agreement. A replacement unit may require legally compliant installation work beyond the appliance price. We explain the technical scope and proposed next step, leaving contractual decisions to the responsible parties.

Booking details that prevent delays

Provide the suburb, appliance, fault, occupancy status and the owner or agent’s preferred contact. Include access restrictions and whether there is an existing service report. We will discuss suitable assessment availability and what approval must be in place before regulated work proceeds.

COMMON QUESTIONS

Answers before you book

Can a tenant make the initial enquiry?

Yes. The person with authority to approve work may still need to be involved.

Does a repair quote include a gas CoC?

Not automatically. Documentation depends on the regulated work and authorised practitioner.

What if the appliance is leaking gas?

Do not wait for landlord scheduling; get to safety and contact appropriate immediate assistance.
